Find Localized Information in Seconds
As a real estate agent, I am always looking for tools to help my clients during the home buying process. For example, in a previous post, I wrote about the exciting, new home search app fypio that just launch in San Diego.
In this post, I’d like to share 5 ways home buyers can use the Sitegeist app to help inform their home buying decision. When visiting a neighborhood you are interested in moving to, grab your phone, open the Sitegeist app and access the following data to help you learn more about this place.
The first page of data in Sitegeist contains local demographics. You will see the median age in this community, the relative age distribution between males and females, the number of kids under 5 per household, household incomes, gender percentages and how much money the local citizens contributed to Republicans or Democrats.
Use this information to see if the neighborhood is comparable to your family and lifestyle.
2. Commuting Preferences
The next page provides housing data. As far as the median home value, ask your real estate agent to provide median home values of the zip code(s) you are interested in. They will be able to pull the latest data from your local MLS. From what I’ve found, the average rent is a bit off too and you can actually find better rent data on Zillow.
However, there is an interesting bit of information about how people commute. You will see a percentage breakdown of whether people commute by car, public transportation, walk or bike. If you are looking for a neighborhood that values public transportation or biking, this is good information to help you find a like-minded community.
3. Popular Local Activities
Powered by Yelp and Foursquare (do people still use Foursquare?), the next page provides a list of popular activities of fun things to do. For example, Sitegeist will show you the place with the most Foursquare check-ins, which suggest this is a notable destination.
This page will help you determine what you can do for fun once you buy a home in the neighborhood. Are you a movie buff? The app lists all movie theaters within 5 miles of your current location.
4. Historical Weather Data
In San Diego, weather is one of the main reasons people are drawn here. However, there is a significant difference in climate between the moderate coastal communities and arid inland communities. Use Sitegeist to find historical weather data from Dark Sky and Weather Underground. You’ll find average and record temperatures for today.
5. Median Age of Homes
Lastly, some communities are newer than others and the age of homes in the area isn’t always apparent. Sitegeist will tell you the median age of homes in the area based on US Census Bureau data. By understanding the median age of homes in the area, you can be better prepared for home inspection reports.
Homes between 10-20 years old will need some maintenance and repair. Once a home turns 20 to 30 years old, there is a good chance that a major component will need repair, such as the roof or water heater.
