Getting the right real estate photographer is arguably the most important marketing tool for selling your home. Given the fact that almost every home buyers’ first impression is of a photograph and not the actual home, why are there so many bad photographs on the MLS?
Recently, I saw a presentation on how the HDReal process can elevate even the most mundane spaces. At first I was skeptical. My first thought was, “I can use Photoshop, adjust some levels and achieve the same results.”
I was wrong.
Check out the examples below of professional photographs and then ones that have been through the HDReal process. The professional photos aren’t that bad, but the HDReal process brings out richness in the finishes and improved lighting.
Why Should I Use a Real Estate Photographer Using HDReal?
Virtuance – a real estate photography, marketing, and technology company based in Denver, Colorado – conducted a study that compared listings that used HDReal photos and listings that did not. This study was done in Denver and used their local MLS: Metrolist, Inc.
In the first quarter of 2014, listings with HDReal photos sold in 14 days, as compared to their competitors who sold in 32 to 46 day. Another compelling reason to use HDReal photos is in that same quarter, the sale price to list price ratio of listings using HDReal photos was 98.3% as compared to the market median of 97.7%. Not only did the listings sell quicker, the sellers also netted more money at closing.
What is HDReal?
HDReal is a complex proprietary image processing system that produces consistently beautiful, magazine-quality images. Each HDReal image passes through a series of over 25 image correction and enhancement processing algorithms. Processing steps like lens distortion correction, vertical alignment, contrast, brightness, color, and tonality are all performed automatically by the highly tuned HDReal engine. The right real estate photographer will be familiar with this process.
