The housing market is a lot different to what it was a couple of decades ago. Property prices are a lot higher than they ever have been and, as a result, buyers are now extremely picky.
In order to sell your house quickly and for the best possible price, you need to make sure that you are offering home buyers everything that they want. Do you know what that is? If not, no worries. I’ve made a complete list in this blog post!
Modern Bathrooms And Kitchens
If your bathroom and kitchen are looking a bit dated, you will really benefit from updating them. Even if you just need to replace all the furniture or repaint the walls, you will find that this enhances the overall aesthetic. These days, buyers rarely want to buy a property that requires any work or renovations doing to it. They would rather pay high prices for a perfect home. So, even if updating your kitchen and bathroom does cost quite a bit, you should be able to easily make the money back when you sell up.
Speak to any real estate agent, and they will tell you just how attractive open-floor living is in this day and age. It’s something that buyers are always on the lookout for. Just a few years ago, lots of people wanted a formal dining room, somewhere they could enjoy meals away from the kitchen. However, that’s all changed, and now people want a large open-plan kitchen and dining area. If the living room is open plan as well, then even better.
A Prime Location
Location has always been a big selling feature for any type of property, and this is still very much the case. However, the best locations in the eyes of the buyer are changing somewhat. Peaceful areas away from the hubbub of the city were popular just over a generation ago. But these days, as environmental matters become important for everyone, younger buyers are now wanting to be in the city and closer to amenities. If your property is within walking distance from public transport links and amenities, then it will certainly sell very quickly.
When you think back to ten years ago, it’s difficult to remember anyone who would be bothered about a home’s technological capabilities. However, these days, that is one of the main things that buyers are concerned with. Buyers look for properties that are in areas and neighborhoods with strong cellphone signal and good Wifi strength. So, be prepared to answer some questions about your Internet and phones!
Home Office Space
More and more people are choosing to work from home and, therefore, need plenty of space to set up a home office. This means that people are now looking for even more bedrooms. One they can turn into a home office, one guest room, and then enough for their kids to have one each as well! So, if possible, it’s worth converting the attic into a bedroom before you sell.
What would you look for if you were buying?
